as someone in a pretty similar medical research field, I totally feel for your strong feelings about animal research models but the longer i spend in the field, the more i can’t help to notice that it’s unfortunately a rather integral part of achieving any sort of scientific progress, in medicine at least.. I for one am still rooting very much for alternatives being developed for more and more usecases, i even know someone doing exactly that personally, but even they are very quick to point out how ungodly hard that is. It’s a sucky situation allround really.

Project on load cell is super interesting, it would be the first really relevant improvement to the technology. If you would be able to let it work also with MOAI you probably would make happy a lot od moai/moai 200 users.

Did the guy work with asbestos? Or was it built with materials containing asbestos? If it’s only roof shingles that contain it, then it may be ok. You would have to change the roof though, which would still cost a lot. If the asbestos was used for fireproofing, then forget it - it would be economically unjustifiable.

+1 for avoiding ... unless... get 3 quotes for the asbestos removal, take a mean average then double that figure. Then add some more for 'emotional cost' and make a low offer for it based on that. Expect the work to take 2x as long as expected and if you can live with that, then maybe it's worth it. But probably easier to wait until you find a better place to be. Asbestos is no joke.

Oh that looks like a very nice "Rohdiamant". it looks incredibly tempting, but once the word "Asbestos" enters the conversation I would nope out of it. There'll always be some left somewhere, unless you rebuild (but then, what's the point). Combine that with any lack of remotely modern insulation, the costs are gonna break the 100k mark easily. You didn't mention (understandably) how much the actual buying price was going to be, but from the other listings you've shown, I highly doubt you'd be able to land close to that as a final price, including renovations and asbestos removal.

I'd say avoid the workshop, renovations tend to cost way more than calculated and asbestos in particular is never removed 100% unless its removed by wrecking the entire workshop and building it fron the ground up.

I would avoid that workshop. "A few months of renovation" always tends to expand into an endless list of newly discovered sub-tasks, even without the asbestos. You wouldn't have much time for electronics. Better keep looking.

Absolutely not for asbestos-land. You'll never get rid of all of the asbestos -- or the lead paint. The only way that place could be safe is if they were to tear down the building and completely remediate all contaminants on that site.
As for the politically backed noisy driveway, have you considered installing stop sticks across that driveway to make sure they travel at a safe speed? Either that or check the water pressure of nearby water lines, but be careful about turning the driveway into a mud pit. Their trucks might get stuck in the mud...
