I know you want to go "Brick and Mortar" but as a crypto guy, look at buying something in the metaverse that way you are not married to a location. Then work with your patreon members to decentralize the food/services and franchise the concept that way. For example, I don't mind selling mac+chees, coffee, etc in phx for you guys. Someone else can do the same in xyz city. Then in phase 2 after those relationships are established, then go Brick and Mortar with that established word of mouth and customer base. Based on how COVID has started back up in China and right around the corner we have our elections this fall (what a coincidence 😒), we could possibly see another lockdown. So I would be extremely careful about going Brick and Mortar till after this years election is over.
