I feel ya on this. Just bought a house with my boyfriend and it’s crazy out there especially where I live because people from NYC are moving into CT and swiping everything up with cash offers.

There are usually contingencies when buying all cash, for example, I'm putting in an all cash offer on a rental property today with a 14 day inspection contingency. I also do house titles for a mortgage company for a living. The reason sellers like cash offers is that a TON can go wrong during the lending process. If your credit changes a few points, or say they can't verify your employment, you can't get the loan. The sellers don't want to take the risk of something going wrong and the deal falling apart. Zach, SO happy for you. Owning a home is the key to financial wellness. Oh and the market in CA is INSANE. A 3-bed house there could cost 1.25 Million would cost $85,000 here. Best of luck dude!

Even if I'm paying $1.5 M for what would have cost me $500K in AZ. The process is ROUGH though. Wishing you lots of luck and good house mojo Zach!
