No one would work harder to keep that place up and running while being safe than the towns geeks and nerds who would see that place as the ultimate hang out location. Add in a computer room for LAN parties and that would literally be the place every geek and nerd would fight to defend even from the monsters that used to call that place home. They just need to add in a room with floor to ceiling glass so they can stay inside while watching movies on the projector to be completely safe under sanctuary warding. Would also allow them to enjoy movies when the weather is too bad to be outside.
