So because you put all of the money into the mortgage it no longer counts as income? If so, could you instead apply the extra cash into investments (stocks)? Or does that still count as income since it's not being applied to mortgage itself?

I love real estate, and own mutliple multi-unit properties myself however, right now I am waiting with my money tied toward equities in my rothIRA/liquidty while I await the downturn. Prices are currently inflated and due to correct. Conversely I am not knocking anyone who is taking advantage of the current interest rates.

Just closed on my first home in June and I went into the market with the mindset of finding something well done with the potential for me to increase the value by at least 50k within ten years of living there. The lawyer said to me at closing, that by making just one extra mortgage payment the first 8years it will knock off 8years on the backend! Thought that was a golden nugget. And combined with the AD strategy it shouldn't be long before I'm looking for another property. Thanks big homie. Appreciate you!

Investing as long as your returns are higher than the interest you pay on the debt. Some public listed companies use the tactic very well

I think prioritizing investing or increasing asset at a faster rate than decreasing liabilities is a better move long term... not saying liabilities won't decrease but the rate of decrease isn't as important as the increase of assets

Sorry but I have a little push back because it goes back to the 15yr vs 30yr... what inflation goes up so fast that you're better with the 30yr because you'll be paying the mortgage plus interest off with less value money at a fixed rate. Also, in such case the actual interest may be irrelevant if it's offset by inflation over the long term. However, even with the interest offset, I do understand your desire to increase equity as fast as possible because it does aid to net worth, but if you know how to use that extra income its net cashflow for better returns elsewhere, it'll be better to pay off mortgage slower and take advantage of the 30yr.

Even as a realtor I definitely wasn't taught this game. The, "cash flow is king" has been the only sermon I've known. But this makes for a better exit strategy while also reducing your taxable income. Appreciate you passing on the info!
